‘P200M collected thru land and property registration’ – Baguio City LGU

Baguio City, Philippines - Baguio City LGU boasted a massive P200 million collection in 2024 from fees related to land registration and other property transactions alone. 

 

According to the report of the Baguio City Public Information Office, out of the total amount collected by the city’s Registry of Deeds, P106.5 million was sent to the national coffers, while P94.3 million was kept by the city’s Treasury Office. 

 

The city’s income from said transactions in 2024 is 125 percent higher compared to P89 million in 2023.

 

BCPIO said the city’s Registry of Deeds data showed the most common service people asked was certified true copies of documents - official copies of land titles and other property records – with 12,112 requests, but only 12,083 were processed because some were incomplete or had incorrect details. 

 

Transactions for land registration or those having official titles reached 6,631. Out of these, 5,919 were requests for copies or updates of land records. 

 

In terms of chattel mortgages or loans to purchase movable personal property, the registry office handled 3,695 transactions. Only 3,429 were officially completed because some requests lacked required documents and had errors in the information provided. 

 

As for the unregistered lands or those that don’t have official titles, there were 401 transactions, but only 392 were completed. 

 

Some filed 48 requests to register personal properties like vehicles, but only 44 were settled.

 

In addition, the office issued 193 free patents, or the granting of a land title to individuals or entities for specific purposes, free of charge.

 

According to the Registry of Deeds, this income and the number of transactions show how active the property market in the city is. It indicates that many people in the city are buying, selling, or transferring property and applying for loans.

 

For the city, it reflects positive economic activity and a growing trust in formal land processes. This also signifies that the local government is gaining from higher revenue, which can be allocated to enhance public services and infrastructure.

 

The Registry of Deeds, as mentioned by the Baguio PIO, expressed gratitude to the CLGU, under the leadership of Mayor Benjamin Magalong, for supporting their work. They also assured the public of continued fast and reliable services to help them process important land and property documents.
